Example 2 - 2001 Restoration of 1909 Construction

This Classic Revival style mansion is an example of the very finest residential construction. The exterior envelope is fabricated of thick, properly laid up stucco and heavily dimensioned straight grained old growth fir. Note that each story is sheltered by generous overhangs. This building was designed to accommodate the passage of centuries. Aesthetic comment is superfluous.

In 2002 the Company designed and constructed a replacement sun deck on the building’s south side (see Construction and Remodel, Sundecks #2).

(1) Work in progress
Significant deterioration was localized and clearly attributable to corroded drains. Otherwise, after ninety-two years, deterioration was primarily superficial, a tribute to the building’s sound design and superb materials.
(2) Paint delamination typical of water saturated wood, in this case due to a corroded eave trough drain.
Surprisingly little rot had developed, a testament to the quality of the old growth lumber.
(3) Stripped of paint this column base evidenced only fissuring and the separation of a glue joint.

(4) Water damaged capital (again due to a failed drain), and repair in progress
(5) Completion
(6) Work in progress
Application of an elastic filler completed the repair.

(8) The only significant rot on the exterior envelope (again the result of a drain’s corrosion)
(9) Completion

(10) Prior to work, and stripped.

(11) Work in progress, and completion
The condition of this window was typical. After ninety-two years damage was largely confined to surface checking and end grain cracks, a tribute to the shelter of overhangs and old growth material.
(12) Detail of window restoration
The progress picture’s mottled coloration is due to contrasting colors of primer, caulk and elastic filler.
